Scope of works and consultation:

Old Town Property Services were approached by our client through recommendation and asked to provide a Design and Build solution to provide enhanced living space, whilst increasing property value ahead of a proposed move in a couple of years or so.

The initial plan was to extend the rear of their two-bedroom property with a large double dormer, creating two additional bedrooms.

OTP consulted with the clients, discussing their vision, budget, future plans and ensuring maximum return from their budget. At this point, a finalised plan was agreed.

OTP then recommneded a local architect whom we work with on a regular basis and provided suitable advice on the planning and building control process. Planning and construction drawings were produced, planning applications submitted which allowed finalised costs to be presented to the clients.

Once the project was confirmed timelines were set for a commencement date, and a project timeline was produced for our clients.

All aspects were discussed, including provision for the family to stay away from the property whilst works were ongoing, staged timelines for the monitoring of progress and invoicing, material choices and personal specification.

Timeline:

Six weeks were estimated from commencement to handover. This was broken down into easy-to-understand stages allowing the client to easily understand certain milestones and ensure peace of mind that thew progress was on track throughout.

Budget:

The budget was presented once the finalised plans had been drawn up so as to allow OTP to present a lump-sum itemised estimate, with no provision for extra works. This gave our client peace of mind that their budget was secure.

Project communication:

At the heart of OTP’s ethos is to provide transparency and the highest level of communication throughout the project, which is so often lacking.

To ensure OTP are always transparent with the progress, our clients are informed in the following ways:

  • Daily updates are via phone or primarily WhatsApp communication in the form of video and photo updates
  • Regular FaceTime meetings for our out-of-area clients
  • Weekly plans communicated as well as any required client actions both prompted
  • Advice and support given in respect of material specification, finishes and Building Control liaison.

The result is our clients suffer very little of the traditional ‘stresses’ associated with domestic refurbishment and are free to continue their busy lives.  

Summary:

Works were completed within the 6 weeks programme, and a walk around to ‘final snag’ the project arranged with the client.
Some minor items were addressed on the Monday morning immediately after this final inspection and OTP were complete. The clients were now free to move their family back in as planned.

Results:

It is an absolute bedrock of OTP ethos, the client had returned a 50% return on their investment in terms of increased house value, this will help with their medium plan of upscaling in a couple of years’ time. They were now free to enjoy the enhanced quality of life additional space provides.

Case Study: Majestic Court, Cliftonville 

Old Town Property have recently completed the refurbishment and modernisation of a ground floor apartment in the Majestic Court apartment building on Lewis Crescent, Cliftonville.

Our brief was a total rip-out of the internal fixtures and fittings, undertaking structural alterations to improve the layout and relocate the kitchen, originally in the rear of the property to the front, creating a modern and spacious open-planned living area in order to take full advantage of the direct sea-views.

The bathroom was to take the opposite journey, into the rear of the property and all flooring, lighting and decorations were to be renewed and fitted, creating a high-end apartment worthy of the vista!

The results are spectacular, and the valuation of the property has fully validated our client’s decision to extend their original budget.

Victoria Avenue, Margate

A very simple yet effective project in Margate has totally transformed the living experience of our clients. Located in Margate, this three bedroom terrace is well appointed, however the clients wanted to experience more of an open-plan feel and increase their living space downstairs.

Old Town Property Services were appointed to knock through the structural wall between living and dining rooms to create the feeling of increased space.

Easy when you know how! Works commenced with knock through of existing and a specific agreement on a 2.1 metre opening with our clients!

Roll on a week and all works were completed and our slightly astounded, yet very happy clients were already gaining the benefit of the increased open plan feel and making plans for family Christmases!

Case Study: Eastern Esplanade, Cliftonville, 2 bed apartment refurbishment

Old Town Property Services were commissioned to undertake a full refurbishment of a stunning apartment in Cliftonville, Kent. The property had serious potential, large spacious rooms, high ceilings, great sea front location and Old Town’s brief was to provide a luxurious finish suitable for high end Airbnb rental in a rapid timescale.

Works commenced with a full Old Town Property rip out in the first week to expose wall, floors, electrics and plumbing. This was followed swiftly by plumbing and electrical first fixes ready for the brand-new kitchen and two bathrooms that Old Town Property had to install as part of the refurbishment.

Rapid progress and great communication with our proactive clients meant that decisions on the project were swiftly discussed and decided and kept the refurbishment on track.

Fast forward to week nine…

The works are now complete and ready for it’s very first tenants! Success, followed by a booking for a six-month period for a film crew working in nearby Margate!
